Where Home Modification works will cost over $30,000, the NDIS requires you to engage an independent NDIS registered building works project manager for complex home modifications.
Hydromedial Consulting Group Pty Ltd are NDIS registered and offer experienced NDIS Complex Home Modification Project Management.
Project Management Services:
- Predesign consultation with the client and Occupational Therapist to develop scopes of work, concept drawings, specifications, and cost estimates.
- Develop project scopes of work and critical hold point inspection plans.
- Coordination of design drawings with relevant design consultants and engineers.
- Coordinate Preliminary Planning Assessment.
- Management of subsequent development consent process - Exempt, Complying (CDC), or full Development Application (DA).
- Prepare tender documentation, respond to tenderers questions.
- Analysis of tender pricing and remaining submission.
- Provide tender recommendation summary letter summary to client and Occupational Therapist.
- Form the building contract including an agreed contractor programme, tender pricing schedules, HBCF and contractor insurances and licences and relevant annexures in consultation with the client and engage the builder on their behalf.
- Carry out independent dilapidation reports.
- Carry out weekly meetings, critical inspections on construction milestones and give instruction.
- Administer the building contract including programme, progress payment schedules, warranties, budgets, builders’ safety documentation, client, and Occupational Therapist expectations.
- Carry out a photographic defect report in consultation with the Occupational Therapist and liaise with the builder until complete in accordance with the contract.
- Access final payment claim/s and approve the release of payments in conjunction with the defect report and in accordance with the contract.
